Stay Policies
Document version: direct-stay-2026-09-12-v2
Approved occupants only: Only the guests listed in the confirmation may stay overnight. Visitors must follow the property rules and any approved occupancy limit.
No parties or events: Parties, events, unauthorized gatherings, loud music, and conduct that disturbs neighbors are prohibited.
No smoking or vaping: Smoking and vaping are prohibited inside the property and in any area identified as smoke-free.
No illegal or dangerous use: Illegal activity, unlawful drugs, weapons violations, dangerous conduct, and misuse of utilities are prohibited.
Care for the home: Guests must not vandalize, move furniture, remove furnishings, alter the thermostat beyond ordinary use, or disable locks, cameras, alarms, or safety equipment.
No third-party rental: Guests may not sublet, re-rent, assign, resell, list, or transfer the stay to another person or platform without written approval.
Approved pets and parking: Guests must follow the property-specific pet, assistance-animal, parking, trash, pool, fire, and safety instructions disclosed before confirmation.
One-hour arrival report: Within one hour after check-in, guests must report visible damage, stains, missing items, smoke or other odors, malfunctions, or unsafe conditions through the confirmed booking contact, with photos or video when reasonably possible. Failure to report a visible condition may be used as rebuttable evidence that it was not present at arrival and that damage first discovered later occurred during the stay; this does not override a condition report, latent defect, ordinary wear, owner maintenance duty, emergency, or other credible evidence.
Clean and orderly checkout: Guests must remove personal belongings and food, place ordinary trash in designated receptacles, leave dishes and kitchen surfaces reasonably orderly, and return keys, remotes, and access devices as instructed. Normal turnover cleaning is not a guest damage charge, but excessive or deep cleaning, abandoned belongings, excessive trash, stains, smoke remediation, or other documented extra work may support a lawful claim.
The guest is responsible for actual, reasonable, documented loss caused by the guest, listed occupants, visitors, or approved pets, beyond ordinary wear and tear and pre-existing conditions. No automatic penalty applies. Repair or replacement should reflect age and condition where applicable, and any claim should include an itemized explanation and a response channel when reasonably possible.
The refundable damage deposit equals two times the average nightly accommodation amount after accommodation discounts, rounded to the nearest cent with half cents rounded up. Cleaning, service and pet fees, taxes and the deposit itself are excluded. For example, five nights at $150 means a $300 deposit. It is returned in full on cancellation. After the stay, it is returned if there is no documented damage; any lawful deduction requires actual, reasonable, documented loss and an itemized explanation. Normal wear and pre-existing conditions are excluded. The deposit is separate from rent and is not a cancellation penalty.
If the home cannot be provided because of owner cancellation, a safety restriction, casualty or another event affecting delivery, contact the host promptly. A substitute home or different dates require your agreement. The owner-unavailability refund and applicable-law protections in the cancellation policy remain available.
